Villa Miami is a 55-story condominium tower on Biscayne Bay in Edgewater with 49 residential levels. There are no small units: every home is a half floor of about 3,000 SF or a full floor of about 6,000 SF, and the top of the tower is a single three-level penthouse.

The developer of record is 710 Edge Property, LLC, a Terra and One Thousand Group development, and the building is the first residential project of Major Food Group, the restaurant group behind Carbone and ZZ's Club, which programs the dining, the club levels and the service. The tower was built to floor 54 of 55 in September 2026, with closings estimated for Q3 2027.

Areas as the developer's plans print them: interior, terrace (exterior) and, for the full floors, the private foyer, each as a range across floors. The developer's list gives about 3,000 SF for a half floor and about 6,000 SF for a full floor. Earlier materials showed a two-level Villa Doppio of about 12,000 SF interior; it is not on the September 25 list. Availability and pricing change without notice; the condominium documents govern every area.

On the September 25 list the full floor on Level 6 is $10,300,000. The two halves of Level 32, both on the same list, come to $12,300,000 together. For $2,000,000 less you get the whole plate, east to west, with a private foyer and both water sides, the bay to the east and the cove to the south, and you give up 26 floors of height. If you were going to buy a half floor high in the tower, price the low full floors before you decide.

The Team

Who Designed and Builds It

Terra

Founded in 2001 and led by CEO David Martin. Its residential work includes Mr. C Residences, Park Grove and Grove at Grand Bay in Coconut Grove and Eighty Seven Park and Five Park in Miami Beach.

One Thousand Group

Kevin Venger, Louis Birdman and Michael Konig, whose members oversaw One Thousand Museum, the residential tower by Zaha Hadid in Downtown Miami.

Major Food Group

Jeff Zalaznick, Mario Carbone and Rich Torrisi, the group behind Carbone, ZZ's Club, Contessa, Dirty French and Sadelle's. Villa Miami is its first residential project.

ODP Architects

Architecture, led by founder Kurt Dannwolf. The firm's Miami work includes One Thousand Museum, Paramount Miami Worldcenter and 888 Brickell.

Charles & Co

Interiors by Vicky Charles, the New York designer known for Soho House and for private clients.

Enzo Enea

Landscape. The Swiss landscape architect, whose Miami work includes Simpson Park and Brickell Park, planted the grounds with native species.
