Major Food Group, the team behind Carbone, ZZ's Club and Contessa, programmed and services Villa Miami's amenities: three club levels designed by Charles & Co above a two-level restaurant at the water, with an estate manager and an in-house curator for the residents.

Every item on this page is from the developer's fact sheet, its 2024 brochure and its 2025 level plans. Hours, fees and what is included with a residence are set in the condominium documents; read them before you sign.

From the Dock to the Spa

Level 1, Arrival

Lobby and reception designed around the bay view, a covered drop-off with 24-hour valet, the Major Food Group restaurant and bar with an outdoor terrace, the baywalk and the docks.

Level 2, Restaurant

The restaurant's second level. The developer describes an Italian-inspired restaurant across two floors with bayfront dining and private dining rooms.

Level 3, The Club

Great room and bar, library study, private dining and boardroom, the curator's lounge and the estate manager's office, and a vault with safety deposit boxes.

Level 4, The Club

Fitness studio with Technogym equipment, group fitness and yoga, a personal fitness and pilates studio, a stretching zone, a screening room, billiard and poker rooms, a club room and a family lounge.

Level 5, Pool and Spa

Outdoor pool and deck with food and beverage service, a spa and salon with treatment rooms, hot and cold plunge pools, sauna, herbal steam room, chromotherapy sensory showers, a relaxation lounge and locker rooms.

The Roof

What the Staff Does

  • An estate manager and an in-house curator for reservations, requests and household needs
  • In-residence dining, private chef services and cooking lessons, provisioning and grocery stocking
  • Residents-only juice bar and coffee lounge; catering by Major Food Group chefs in the club room
  • Preferred reservations and charging privileges across Major Food Group restaurants, and invitations to its events
  • 24-hour valet, security and front desk; delivery storage

Dock, Helipad, Beach and Yacht Club

Arrive by Land, Air or Sea

The developer's plans show a private dock with a boat slip on the bay and a rooftop helipad. Buyers receive a Villa Yacht Club membership once their deposit funds clear, valid through the first year of occupancy, with a complimentary welcome charter and pickup from the building's dock.

The brochure adds beach club access in Miami Beach with loungers, umbrellas and food and beverage service.

Read the developer's disclaimers next to this list. The restaurant and the helipad are expected to operate from commercial units that will be sold to third parties; the dock still needs permits and the helipad FAA approval; the beach club is off site under a separate agreement that may be for a limited term; and the Yacht Club membership runs through the first year of occupancy. Weigh what the condominium documents give every owner, the three club levels and the service, and treat the rest as the developer's plan until it is approved and in writing.

Per the developer: 20,000 SF of amenities on Levels 3 to 5. Level 3 holds the great room and bar, library, private dining, the estate manager and curator and a vault with safety deposit boxes; Level 4 a fitness studio with yoga, pilates and boxing rooms, a screening room, billiard and poker rooms and a family lounge; Level 5 the spa, plunge pools, sauna, herbal steam room and the outdoor pool.
The developer plans a two-level Major Food Group restaurant and bar at the base, with an outdoor terrace on the bay. Its disclaimer states restaurants are expected to operate from commercial units that will be sold to third parties, so the operator is not guaranteed by the condominium.
The developer's plans show a private dock with a boat slip and a rooftop helipad. Its disclaimer states the dock needs permits and the helipad FAA and other approvals that have not yet been obtained, and that the helipad would operate from a commercial unit.
