Both are large-format, bayfront, purely residential towers delivering in 2027. They differ on neighborhood, design and, more than people expect, on entry price. How do Villa Miami and St. Regis compare at a glance?
Villa Miami is a 55-story condominium tower in Edgewater by Terra and One Thousand Group, with residences from $5.75 million to $55 million. St. Regis Residences Miami is a 50-story, 152-residence tower on Brickell Avenue by Related Group and Integra Investments, from $7.26 million to $24.49 million. Both deliver in 2027.
Location: Edgewater vs. South Brickell
Villa Miami sits on the Edgewater bayfront north of downtown, with views across Biscayne Bay toward Miami Beach and quick access to the Design District and Wynwood. St. Regis is on Brickell Avenue itself, on the South Brickell bayfront, a short drive from the financial district and walking distance to South Brickell restaurants. If you want the avenue, it is St. Regis. If you want the quieter bayfront, it is Villa.
How do prices and residences compare?
Villa Miami offers half-floor Villa Mezzo residences with 3 bedrooms plus a bonus room or office, full-floor Villa Piano residences with 4 or 5 bedrooms, and the three-level Triplo Penthouse on floors 52 to 54, $5,750,000 to $55,000,000 on the developer's September 25, 2026 list. St. Regis offers two to six-bedroom homes plus penthouses, sky villas and townhomes, from $7.26 million to $24.49 million, with brochure layouts from a 2,616 square foot two-bedroom to four-bedrooms of about 3,700 square feet.
So the old line that St. Regis is the cheaper way in is wrong at today's prices: Villa's entry point is lower, and St. Regis tops out lower. What you should compare is the specific home. A Villa Mezzo half-floor and a St. Regis four-bedroom are the natural pair; a Villa Piano full floor competes with the larger St. Regis residences and sky villas.
Deposits
Villa Miami: 10% at contract, 10% 90 days after contract, 10% 90 days after that, 10% 60 days after that, and 60% at closing, estimated in the third quarter of 2027. At St. Regis, ask for the deposit schedule attached to the current price list, because terms vary by residence and stage.
Who designed each tower?
St. Regis Residences Miami: architecture by Robert A.M. Stern Architects (RAMSA), interiors by Rockwell Group, landscape by Enea Garden Design. More than 20,000 square feet of amenities across three levels, anchored by a Major Food Group restaurant, with spa, fitness and pool space for a building with far fewer residences per floor. The pitch here is privacy and space inside the home rather than a large amenity program.
Where does construction stand?
Both are under construction. St. Regis has reached the 40th floor with delivery anticipated in 2027. Villa Miami's closing is estimated for the third quarter of 2027. Neither is a long pre-construction hold at this point, which matters if you are selling another home or planning a move.
Can you rent either one?
Neither allows short-term rentals, and neither has a hotel rental program. These are homes, not hotel residences, and no rental income is promised at either. Read the leasing restrictions in the condominium documents before you sign.
